Coronation Square E10: join Leyton’s brand new community

E10's new neighbourhood behind Coronation Gardens launches its Help To Buy event later this month

If you walk through historic Coronation Gardens regularly, with its elegant maze, pond and fountain, not to mention the borough’s only surviving bandstand, you’ll be aware of the development springing up at its western tip.

This is the brand new Coronation Square. A modern neighbourhood of 750 new homes being built by Taylor Wimpey in partnership with Waltham Forest Council, its grand opening date is provisionally 2024. But what’s of wider interest to locals is that it’s not just new homes that are being created.

Yes, it’s all set to be a proper E10 destination in its own right. The stylish apartments and houses will surround a vibrant community plaza, which will host a wide range of events, from music concerts to regular farmers’ markets and exciting street food stalls.

There will also be relaxed cafes with pavement terraces, independent shops and local restaurants, as well as a new sports hall, early years nursery and an NHS medical hub. It’s a whole new part of Leyton right here on our doorstep: see the main pic, above, for a glimpse of how it will look.

For those that like a sunny stroll, there’ll also be plenty of green space, including large open gardens to wander in, and play areas for the kids. It will be a beautiful development that links seamlessly with the bucolic delights of the Edwardian Coronation Gardens and wider area, which, of course, includes the Olympic Park, just a five-minute walk away itself.

If you’re tempted to be a part of this exciting new community growing at Coronation Square in Leyton, first time buyers will soon be able to secure a new home there with just a 5% deposit.

A variety of homes are currently on sale, including one, two and three-bedroom apartments as well as three-bedroom townhouses, and the great news for first time buyers is that the Government-backed Help to Buy: Equity Loan scheme* will be available on qualifying plots from Saturday 26th February.

This means that first time buyers can secure a new home, priced from £397,000 up to £600,000, with just a 5% deposit.

To mark the launch, Taylor Wimpey is holding a special event for first time buyers on 26th and 27th February (book your limited place here). The sales team will be on hand to explain the scheme and help people find their ideal plot.

Thousands of Taylor Wimpey customers have benefitted from the Help to Buy scheme. Emma Trinidad was able to buy her first home far earlier than she thought possible. “The sales team were absolutely brilliant and really took the time to explain to us how Help to Buy worked and how it could help us to purchase our first family home,” she says. “Only having to save a 5% deposit meant that we could afford the house we wanted without having to wait for years.”

“We could only get back onto the property ladder using Help to Buy,” says another customer, Paul Haines. “The cost of rent is so high that it made it impossible for us to save for the full deposit. We are so grateful that we were able to use it.”

Taylah Catlow agrees. “The Help to Buy scheme worked really well for us as we struggled to save for a full deposit whilst we were renting, so it helped that we only had to save 5%. We’d definitely recommend the scheme to other first-time buyers looking to buy a new build home.”
